    Abilene is a town of approximately 180,000 people in its city and surrounding areas.  Located 2.5 hours west of Dallas/Fort Worth off of Interstate 20 in central/west Texas, Abilene is the largest city for a 2-hour radius and is surrounded by many rural farm towns.  The largest hospital in this radius is Hendrick Medical Center North, and it has on-site Labor & Delivery hospitalists and a Level III NICU.  Many of the smaller community hospitals in the surrounding cities have closed their Labor & Delivery Units, so they all funnel their patients to this main hospital.  Abilene is home to three Christian universities, a community college, two hospitals, Dyess Air Force Base, the Abilene Regional Airport, Great Lakes Cheese factory, and construction is starting on a new AI Data Center, so there are many jobs in the area. The patients in this area are primarily working middle class conservative Christian families and I frequently have patients who drive to me from up to 1-2 hours away for this option since my birth center is their closest option and they do not feel comfortable with a home birth in the rural country so far from a hospital.
    To give our moms and babies the luxurious, yet comfortable setting that feels like home, in 2021 we decided to custom build our birth center in Abilene from the ground up.  Set on just under half an acre of land, the birth center is 2,561 sqft of mostly brick façade for easy maintenance, and there are multiple trees throughout with a sprinkler system already in place.  An alarm and exterior camera system is already set up, as well as a keyless door lock system with the ability to input multiple unique employee access codes.  Even with easy access off Interstate 20 and being zoned for medical commercial, we are located on a quiet residential street, and are only two minutes away from the best hospital in the region.  In the event of an emergency transport, the hallways and doorways were also designed to be extra wide to make it easy for EMT gurney or wheelchair mobility. 
    With three full birthing suites (though one could be easily used for an alternate flexible space), 3.5 bathrooms, and two office spaces, you have plenty of room for however you envision your practice.  The third birthing suite bathroom and the public half bathroom are already ADA compliant as well.  Each birth room has a unique design/decor theme and custom ceiling, full ensuite bathroom and an attached privacy patio with squatting bars and astroturf to be soft on laboring bare feet. Built-in cabinetry with lots of storage, upgraded countertops, and a sink are in each birth room for midwife convenience. The reception area is cozy and comfortable, but also large enough to host childbirth education, parenting and breastfeeding classes, and there is an eat-in kitchen for staff or laboring patients.  This property is available turnkey with all contents included (see content list), or if that is not needed, it can be sold just as a building for you to add your own personal touches and equipment.
     In May 2025, two brand new HVAC systems with split zones were installed with all new ductwork for maximum energy efficiency. With our electric tankless hot water heater, your patients will never run out or have to wait for hot water for their showers or extra-large birthing tubs, and your electric bills will stay lower since you are only paying to heat water when it is needed. To keep it easy to clean, there is tile on the floor in the bathrooms, and waterproof vinyl plank flooring throughout the rest of the facility. The utility room has numerous tall metal shelves for storage of all your supplies and equipment, as well as the washer/dryer, utility sink, sterilizer and deep freezer for biohazard waste. 
     Not only is this a beautiful facility, but it is an important asset to this community since it is the ONLY birth center for a 2-hour radius. While there are several home birth midwives who practice in the area, the hospital midwife is no longer accepting pregnant patients and is just doing GYN care, I will be moving 2.5 hours away in June 2026, and in the last year several OBs have either moved out of the area or are no longer practicing obstetrics but just doing GYN care. Adding this to the fact that the incoming AI Data Center is starting construction and more people are moving into the area, there are an estimated 40-60 pregnant patients who are struggling to or are unable to find a delivering provider each month. Many families are already feeling the effects of living in a community where there are not enough providers to keep up with demand, and I have been turning away approximately 10-15 potential patients who are seeking care each month. 
     This birth center has been very profitable for me as a solo-practice CPM, despite not accepting insurance and capping my volume at about 50 patients a year.  So, any other CPM would be able to do the same and be profitable, but this birth center would be even more advantageous for a CNM who is able to bill BCBS and TriCare insurance, since these are the most common insurances in this area. With the current provider shortage, and especially if patients could use their insurance, the new owner of this birth center could very easily double or triple my prior patient volume. 
     At this time, I am not working with a commercial real estate agent, nor will I be paying for the commission fee for if you decide to get one.  I have already been in contact with a real estate attorney who can draft up all sales documents for us, and a title company that can manage the transaction, so a realtor is not necessary and would just add additional fees for both of us.  If you have any questions at all or would like to set up a tour of the facility, please do not hesitate to reach out!  I very much want to help keep this option alive in Abilene and would be happy to help in any way that I can!
